Questions

Maintenance questions

What does a maintenance visit include?

Every visit: we check thermostat operation and settings, inspect your filter, electrical connections and wiring, capacitors, contactors, and other accessible electrical components, and the blower assembly and motor. We measure voltage, amperage, airflow, and temperature performance, inspect and clear the condensate pan and drain as needed, check accessible duct connections for obvious leaks or damage, listen for abnormal noise or vibration, and verify startup, operation, and shutdown. You get a written or digital condition report, and we point out recommended repairs without automatically doing billable work. Spring cooling visit: we inspect and clean the outdoor coil, inspect the indoor coil where accessible, check refrigerant lines and insulation, check cooling temperatures, pressures, and refrigerant system performance, inspect the condenser fan and motor, check compressor amperage, and test cooling operation. Fall heating visit, gas furnace: we inspect the burners, ignition system, flame sensor, and accessible heat exchanger, check gas connections and pressure where appropriate, verify temperature rise, test safety controls, check venting and the flue, perform a combustion and safety evaluation, check for carbon monoxide safety concerns, and test heating operation. Fall heating visit, heat pump: we test heating operation, the reversing valve, defrost controls, and auxiliary or emergency heat, and verify indoor and outdoor unit performance.
